Cinnaire Solutions is a nonprofit, mission-driven real estate development company. We operate in five states and specialize in community-driven, affordable, and market rate development. Together, our trusted and growing team of real estate, finance, and design professionals work to develop spaces for multifamily housing, commercial and mixed-use facilities, and integrated supportive service projects.

To further our mission, we often work with partners that utilize our expertise in historic adaptive reuse, acquisitions and rehabilitation, Low-Income Housing Tax Credits (LIHTC), and New Markets Tax Credits (NMTC).

The Anchor at Mariners Inn Offers a Safe Harbor

Located in Midtown Detroit’s historic Cass Park neighborhood, The Anchor at Mariners Inn has a targeted focus on creating accessible housing for those who have or are currently experiencing chronic homelessness. Created in partnership with Mariners Inn, one of Southeast Michigan’s most celebrated substance-use treatment and recovery centers, the new construction development brings 44 permanent supportive housing units and 40 recovery housing units alongside supportive services for residents designed to help them develop career and life skills.

The Anchor at Mariners Inn is a $25.2 million mixed-use development located next to the current Mariners Inn facility. The project was brought to life through a collaborative partnership between Cinnaire Solutions, Mariners Inn, and Ethos Development Partners and funded through Low-Income Housing Tax Credits from the Michigan State Housing Development Authority (MSHDA), HOME, the City of Detroit Housing and Revitalization Department's Community Development Block Grant, and generous donations from individuals.

"Since we began working with the team five years ago, they have been a partner in every sense of the word. Cinnaire Solutions brings to the table a wide range of expertise and a vast network of support and contacts, but most importantly the team is always accessible and personable. This partnership was invaluable to an organization like ours looking to do a project like Mariners Inn for the first time. They are still exceeding my expectations five years later. Cinnaire Solutions has extensive history doing this kind of work across several states in the Midwest and MidAtlantic regions.”

La Joya Gardens, an Affordable Housing Jewel in Detroit

Located in Southwest Detroit, La Joya Gardens is a $23.8 million, four-story, mixed-use, mixed-income development offering 53 residential units and 7,000 sq. feet of commercial space. The development is a keystone project, helping to activate an entire vacant city block to bring much-needed affordable housing to the community while supplementing limited retail activity.  The project was developed through a collaborative partnership between Cinnaire Solutions and the Southwest Detroit Business Association (SDBA), with funding provided by the Michigan State Housing Development Authority (MSHDA), the City of Detroit, the Federal Home Loan Bank of Indianapolis, Invest Detroit, and Detroit Economic Growth Corporation.

“From the application for Low-Income Housing Tax Credits and AHP through the community engagement process, the Cinnaire Solutions team has worked beside us every step of the way, said Greg Mangan, SDBA. "Our goal was to develop a project working alongside the community rather than just bringing a development to the neighborhood Cinnaire Solutions operates under the guiding principle that development is best done by working collaboratively with the community. Their team was on the ground gathering input from local residents, incorporating their ideas, and empowering community members to positively contribute to their neighborhood. The development of La Joya Gardens was a huge learning experience that required a great deal of creative financing to get across the finish line. Cinnaire Solutions was a strong partner that shared its expertise and institutional knowledge with our team to bring this project to fruition.”

Allen Place at the Intersection of Health & Housing

Cinnaire Solutions partnered with the Allen Neighborhood Center (ANC) to develop Allen Place, a comprehensive development that provides 21 units of age-friendly, mixed-income housing along with commercial space, integrative services and programming for the community.  This $11M project in Lansing, MI, is “at the intersection of food, health, housing and energy innovation.” “Cinnaire Solutions brought extensive experience and know-how to our project,” said Joan Nelson, Executive Director, ANC. “The team walked us through the early and middle stages of financing and creating Allen Place. This has included crafting of proformas, completing daunting grant applications, selecting and working with architects, engineers, contractors, city and state officials and more. The team has been patient, instructive, accessible and, importantly, committed to helping us build capacity and deepen our understanding of development processes.”

SWCAP The Meadows Brings Workforce Housing to Darlington

The Meadows is a 32-unit new construction project composed of two 1- and 2-story townhouse buildings in Darlington, WI. It was developed by Cinnaire Solutions and Southwest CAP (SWCAP) specifically to serve farmworker families in rural Southwest Wisconsin. Wally Orzechowski, Executive Director, SWCAP, said “Through each stage of our complex project to support rural farm workers, Cinnaire Solutions has tenaciously sought out the best outcome for us. From navigating the optimal sources of financing through architecture and the acquisition and construction process, the team understood our goals, shared our mission and got us through the hurdles to make the project happen.”

GenesisHOPE Mixed-Use Project Brings “Hope” to Islandview

GenesisHope Village is a multi-phase, $22.7 million project codeveloped by Cinnaire Solutions and the Genesis Harbor of Opportunities Promoting Excellence (GenesisHOPE) Community Development Corporation to help revitalize Islandview Village, a target Strategic Neighborhood area for the City of Detroit. “Cinnaire Solutions has exceeded my expectations in our partnership on a mixed-use low-income housing facility, said Jeanine C. Hatcher, Executive Director, GenesisHOPE CDC, Detroit. “It’s GenesisHOPE’s first real estate development project and not an easy one. Cinnaire Solutions’ committed team rolled up their sleeves to provide critical assistance and patient capital investments, from pre-development to construction funding, and, eventually, permanent financing.”
