Job Summary: Cinnaire Solutions (the “team”) is Cinnaire’s real estate development affiliate, a stand-alone 501(c)3 nonprofit developer. It supports communities through innovative development planning and execution by merging its capacity and experience with its vision and human capital. This position explores new markets, secures a robust pipeline of new development opportunities, manages development project progression, and supervises third-party consultants toward those ends. This position will explore opportunities within and outside of Cinnaire Solutions’ current footprint of Wisconsin, Michigan, Delaware, and New Jersey.

Essential Duties and Responsibilities:

  1. Works closely with the President and Vice President on all matters related to the organization’s real estate development work and manages and coordinates the implementation of development projects.
  2. Assists in the development of a robust pipeline of real estate development opportunities and helps the organization achieve self-sufficiency through fee income.
  3. Maintains a track record of successful project completion, including the ability to effectively communicate with and manage a third-party team.
  4. Leads due diligence and project closings in partnership with CS team members.
  5. Evaluates potential pipeline opportunities, including proforma analysis.
  6. Maintains a thorough understanding of relevant State QAPs and related funding sources and processes. Lead submittal of tax credit and gap funding sources. Part of this role will include evaluation of State HFAs and QAPs for future market expansion.
  7. Compiles pitch packets for investor and lender solicitations.
  8. Oversees construction progress of active developments, including monitoring of draws and soft funding disbursements.
  9. Develops and maintains those relationships required to monitor, cultivate and secure future development opportunities and supporting partnership activities.
  10. Provides leadership, guidance, and support to teams of highly-skilled consultants, architects, general contractors, attorneys, accountants, and consultants.
  11. Represents the organization at speaking engagements, public hearings, and other public forums.
  12. Oversees timely and efficient progress on all projects and works closely with third-party development partners toward successful and profitable completion.

Qualifications and Skills:

  • Prior experience with real estate development required.
  • Experience in developing feasibility analyses, creating and managing pro formas, monitoring project budgets and timelines required.
  • Knowledge of real estate development best practices related to multi- and single-family affordable housing development and innovative neighborhood planning and community revitalization strategies.
  • Three years’ experience in real estate analysis required.
  • Experience with and working understanding of various CDFI and industry tools – grants, LIHTCs, NMTCs, CDBG, HOME, FHLB-AHP, historic credits, and energy credits.
  • Proficiency in Microsoft Office Suite required.
  • Associate or bachelor’s degree in real estate, legal, paralegal, business, or similar degree preferred.
  • Experience with ESRI, GIS and Adobe Creative Cloud beneficial, not required.
  • Resourcefulness and strategic thinking to overcome obstacles to secure appropriate resources.

Supervisory Relationship: None.

Physical Requirements:
